ROOM RENTAL AGREEMENTThis Lease Agreement(herein after referred to as the “Agreement”) is made between 임대인 성명, the "Lessor," and 임차인 성명, the "Lessee," together referred to as the "Parties."The Parties agree that the lessee will lease from the lessor 임대할 방 번호 또는 호수 of the property located at 쉐어하우스 영문 주소, South Korea on the following terms:1. Length of Agreement. The Agreement will be in effect for 임대 기간. 예) 3 months, beginning on 계약 시작일/월/년 and ending on 계약 종료일/월/년.2. Payment2.1. Rent. The Lessee will pay a monthly rent of 월 임대료(숫자로) Korean Won to the Lessor at the beginning of each month, starting 첫 임대료 지급일/월/년.2.2. Utility Fee. The Lessee will pay a monthly utility fee of 월 공과금(숫자로) Korean Won to the Lessor at the beginning of each month, starting 첫 공과금 지급일/월/년. The utility fee includes the following: 공과금에 포함되어 있는 서비스 열거. 예: water, gas, electricity, wi-fi, shared space and the use of appliances in the kitchen, living room and balconies. Any items not mentioned above the Lessee shall bly rent and utility fee.2.4. Security Deposit. The Lessee will pay a security deposit of 보증금(숫자로) Korean Won to the Lessor at the beginning of the Agreement. The security deposit amount less any deductions for damages and loss will be returned to Lessee on the day of the termination of the Agreement.3. Residence3.1. Provision of Furnishings. The Lessor shall provide the Lessee with the furnishings in the leased room, including: 기본 제공 가구/물품 열거. 예: desk, chair, bed, clothes hanger, drawer, bookshelf and fan.3.2. Inventory Checklist. The Lessee shall examine the conditions of the furnishings and fill in an inventory checklist provided by the Lessor. The lessee shall turn in the checklist to the Lessor upon move-in and move-out.3.3. Household Rules. The Parties shall abide to the Household Rules stated in the Appendix 1.4. Termination of Agreement4.1. Restoration. Upon termination of the Agreement, the Lessee shall restore the room to its original condition. The Lessee is responsible for t the Lessor notifies the Lessee less than 30 days prior to termination, the Lessor shall keep the security deposit necessary to cover the costs associated with the breach of the Agreement.4.3 Immediate Termination. The Lessor or Lessee may terminate the Agreement immediately in the event of a severe and sustained distress caused from the violation of Household Rules(see Appendix 1) by either of the Parties.5. Conflict Resolution. Household Rules (생활규칙. 운영 방침에 따라 아래 내용에서 수정 가능)1. Bedroom Assignment: 방 번호 또는 호수2. Bedroom Maintenance2.1. Do not make holes or paint on walls.2.2. If you wish to replace any furnishings with your own, notiission.3.2. Before going out, make sure that all of the doors and windows are closed and locked, and heater/air-conditioner turned “off”.3.3 To prevent overcrowding the entrance area, put shoes in the shoe rack when not wearing them.3.4. Kitchen1) Do not leave any used dishes or utensils unattended for more than 12 hours.2) Turn on the ventilation fan while cooking. Turn off the ventilation fan and turn the gasnozzle to “lock” mode after cooking.3) Clean up the kitchen after using.3.5. Bathroom1) After taking shower, turn the nozzle to “faucet” mode. Be sure to pick up hair and otherclog components from the drain after shower.2) To prevent the toilet from clogging, do not throw sanitary napkins into the toilet.3.6. Living Room1) Keep the carpet, table, chair and bean bag clean for others to use.2) Do not move the internet set-up box.3.7 Balcony I(Shoe racks/Garbage cans)1) Make sure that your shoes are dry before putting them in the shoe rack.2) Empty out garbage cans on time.3.8 BalcoEach house mate takesgarbage and recyclables out on her designated day.4.2. Each house mate is obligated to keep clean her designated area(kitchen/bathroom/balcony &living room).5. Quiet hours are from 10:00PM to 06:00AM; be careful not to make noise during quiet hours.At all times, use an earphone unless you obtain the consent of house mates to use a speaker.6. Smoking and illegal drug use are strictly prohibited in the house. Drinking alcohol is only allowed with prior consent of house mates.7. In any case, overnight guests are not allowed. Occasional guest visits are only allowed under the consent of all house mates prior to each visit. Guest visits should not exceed once a month.8. For the sake of your safety, notify house mates in case you are coming home after late hours or travelling.9. From 40 days prior to the termination of the Agreement, the Lessor may ask for your permission to let the next tenant to visit the house and look around your room.Appendix 2. Personal Requirement5
