집합 대형활인점의 매출에 미치는 입지 결정요인 (Locational determinant Factors affecting sales of Large Discount Stores)

초록

유통업체간 필요 이상의 과도한 경쟁을 벌이고 있는 상황에서 대형할인점의 매출(단위면적효율)에 미치는 입지결정 요인을 파악하고 그 영향력을 실증적으로 조사 분석하여 점포의 최적입지 선정 및 효율적인 운영을 위한 자료로 활용하고자 한다. 이를 위해 서울과 경기도에 소재하는 160개의 대형할인점을 대상으로 매출에 미치는 입지 결정요인을 도출, 분석을 수행하기 위한 측정지표를 마련하여 지역에 따른 점포 매출의 차이와 매출에 영향을 미치는 변수들 간의 상호 관련성 그리고 입지 결정요인의 영향력을 파악하고자 하였다.
분석 결과, 단위면적 효율에서 강남권과 경기도 대도시 및 중소도시 간, 비강남권과 경기도 대도시 간에 유의미한 차이가 있었으나, 나머지 지역 간에는 유의미한 차이가 없었다. 상관분석에서는 인구수, 직장인수, 1일 유동인구, 층, 공시지가, 영업면적, 건물용도, 집객시설, 경과년수, 지하철역, 주변용도, 도심지, 구도시가 단위면적 효율에 영향을 주는 것으로 분석되었다. 또한 단위면적 효율에 미치는 영향력을 파악하기 위한 회귀분석 결과 인구수, 1일 유동인구, 층, 공시지가, 영업면적, 경과년수, 지하철, 주변용도, 경쟁업체 등이 의미 있는 영향을 미치는 것으로 나타났다.
연구 결과와 관련하여 향 후 고려해야할 사항을 살펴보면, 영업면적이 작을수록 단위면적 효율이 큰 것으로 나타났으므로 향후 입지선정시 점포 규모를 적정하게 하는 것이 필요하며, 단위면적 효율이 높은 서울 강남권 등에 추가 입점을 신중히 고려할 필요가 있을 것이다. 또한, 1층 이외의 비교적 저렴한 비용의 점포 위치 선정 및 향후 점포입점시 거주인구, 1일 유동인구와 함께 직장인수를 중요하게 고려할 필요가 있을 것으로 보인다.

영어초록

Given that an excessive competition has been carried on among distribution companies, the purpose of the study is to be used as a reference material for selecting the best location of a store and its effective operation by figuring out locational determinant factors that affect sales (efficiency per unit area) of large discount stores and conducting empirical analysis on its impacts. In order to achieve such goals, measurement index has been arranged in order to draw locational determinant factors that affect sales targeting 160 large discount stores located in Seoul and Gyunggi-do and to perform analysis accordingly. The purpose was to reveal correlation between factors affecting sales and sales disparity of stores according to location, and to discover the influential power of locational determinant factors.
As a result of analysis, meaningful distinction has been detected between Gangnam area and mid to large cities in Gyunggi-do; and between non-Gangnam area and big cities in Gyunggi-do. However, meaningful distinction has not been discovered among the rest regions. In the correlation analysis, it has been revealed that some factors affect efficiency per unit area, such as population, the number of office workers, transient population per day, floors, official land value, sales area, building use, attraction facility, elapsed year, subway station, neighboring land use, downtown area, and old towns. In addition, according to regression analysis to determine influence affecting the unit area efficiency, following factors were found to be meaningful: population, transient population per day, floors, official land value, sales area, elapsed year, subway station, neighboring use, and competitors.
Consideration that should be taken into account going forward in connection with the result of the study includes efficiency per unit area, which was found to get higher as the size of store gets smaller. Therefore, it is important to carefully decide on the size of a store when selecting a location henceforth. Furthermore, it is necessary to delicately consider additional entries into Gangnam area, Seoul where efficiency per unit area is found to be high. Also, it was concluded that one needs to select a relatively reasonable location other than 1st floor. and then allow for population, transient population per day, and the number of office workers when signing for a store henceforward.
