초록

기업의 투자부동산은 현금창출이라는 긍정적인 면도 존재하지만 기업 내의 보유현금을 연구 등 성장목적에 사용되는 것이 아닌 부동산을 소유함으로써 투자기회의 상실을 불러오기 때문에 기업의 외부 이해관계자들은 이를 부정적으로 인식하여 기업가치와 주가에 부정적인 영향을 미친다. 그렇다면, 실제 투자부동산의 소유가 기업의 경영성과에 부정적인 영향을 미치는지 미래의 경영성과를 통해 분석해 보고자 한다. 본 연구의 검증을 위해 2012년부터 2019년까지 코스피시장과 코스닥 시장에 상장되어 있는 기업들을 표본으로 하였다. 연구결과는 다음과 같다.
첫째, 투자부동산의 비중이 높아질수록 기업의 미래경영성과는 악화되는 것으로 나타났다. 즉, 투자부동산의 비중이 높아지는 것은 기업의 투자기회를 상실하고 유동성을 악화시키는 비효율적인 투자로서 기업의 경영성과에 부정적인 요인임을 확인할 수 있었다. 둘째, 투자부동산을 건물, 토지, 기타부동산으로 세분화해서 살펴본 결과, 토지만 경영성과에 부정적인 영향을 미치는 것으로 나타났다. 이는 당장의 임대수입을 통한 현금창출이 어렵고 불확실성이 높은 시세차익을 목적으로 보유하고 있어 기업의 유동성을 악화시켜 투자기회를 상실시키기 때문에 경영성과는 낮아지는 것으로 보여 진다.
또한 추가분석을 통해 투자부동산의 비중이 미래의 현금흐름과 발생액에 어떠한 영향을 미치는지 살펴본 결과, 투자부동산의 비중이 높아질수록 기업의 미래현금흐름을 악화시키고 발생액을 증가시킨다는 것을 발견하였다.
선행연구과 마찬가지로 미국과 달리 우리나라에서의 투자부동산은 기업가치와 주가뿐만 아니라 미래의 경영성과에까지 부정적인 영향을 미친다는 것을 발견하여 이전연구와의 차별성을 갖는 동시에 공헌점이 있다.

영어초록

The purpose of this study is to analyze the effect of the proportion of investment property holdings on future firm performance. A firm's investment property has a positive aspect of generating cash, but the firm's external stakeholders perceive it negatively because owning investment property that is not used for growth purposes such as research on the cash held in the firm causes loss of investment opportunities.I would like to analyze the future firm performance to analyze if the actual ownership of investment property has a negative impact on the future firm performance.
For the verification of this study, firm listed in the KOSPI and KOSDAQ markets from 2012 to 2019 were sampled. The research results are as follows. First, it was found that the higher the proportion of investment property was, the more negative it would have on the firm's future performance. In other words, it was confirmed that the increase in the proportion of investment property is an inefficient investment that loses investment opportunities and deteriorates liquidity, which is a negative factor in firm management performance. Second, as a result of subdividing investment property into buildings, land, and other investment property, it was found that only land had a negative effect on firm performance. It seems that the management performance is lowered because it is difficult to generate cash through immediate rental income and it is held for the purpose of market capitalization with high uncertainty, which deteriorates the liquidity of the firm and loses investment opportunities. In addition, through additional analysis, we examined how the proportion of investment property affects future cash flows and accruals. As a result of the study, it was found that the higher the proportion of investment property, the worse the future cash flow of the firm and increase the accruals. Like previous studies, unlike the United States, investment property in Korea has a differentiation from previous studies and has a contributing point by discovering that it negatively affects not only firm value and stock returns, but also future firm performance.
